Read your statement
Understand the statement that explains what you were paid for a unit, and why.

Your statement is per unit, because that is where the books are kept. Four units means four statements, plus a roll-up across them.
How to read it
rent collected
- expenses paid on your behalf
- the management fee
= your payout
Each line is dated and described, so you can tie it to the month it belongs to.
What to check
Income - the rent actually received, not the rent invoiced. A tenant who paid late shows in the month they paid.
Expenses - repairs and costs incurred on your behalf. Each should name what it was for.
The payout - what was paid to you. It should match your bank.
If the payout does not match your bank, check the date. A payout made on the 3rd belongs to the previous month’s statement.
