Add a unit

Create the property that will be let — sectional title inside a scheme, or freehold on its own.

Before you start

Start: Properties Result: a unit that can take charges and a lease.

A unit is where the books live, so this is the record everything else hangs off.

Steps

Go to Properties and choose Add Unit.
Pick the ownership type:
- Sectional title — choose its scheme. The address comes from the scheme.
- Freehold — enter the unit’s own address. It belongs to no scheme.
Give it a name or number. This is what appears on invoices and statements, so use what the tenant and owner would recognise — Unit 12, not an internal code.
Assign the owner.
Save.

The system will not let you half-fill either shape: a sectional-title unit must name a scheme, and a freehold unit must carry its own address.

UnitsThe unit is where the money is anchored — one owner, one set of books, its own invoices and statements.
SchemesA scheme is a sectional-title development with a body corporate. Freehold properties do not belong to one.
OwnersAn owner holds one or more units and receives what they earn, less costs. The owner view is a roll-up of the units beneath it.
Charges and charge templatesA template is the reusable definition kept on the unit. A charge is a real line on one lease. Editing one never changes the other.
