Create a draft lease
Prepare a lease without billing anything yet - stage it, collect the deposit, then activate.
Before you start
Start: Leases Result: a lease that bills nothing until you activate it.
A draft is the normal way to begin. You can prepare the next tenant’s lease while the current one is still running - a unit allows only one active lease, but any number of drafts.
Steps
- Go to Leases and create a lease.
- Choose the unit and the tenant. For a shared house, put every tenant on the one lease - see tenants.
- Set the term - the contractual start and end dates.
- Set the rent and the due day.
- Check the charges. They are copied from the unit’s templates and are yours to adjust on this lease.
- Record the deposit - see deposits.
- Save as a draft.
Next
When the tenant takes occupation, activate it - see start a lease.
Nothing is billed while the lease is a draft. It does not appear in invoice generation and the tenant sees nothing.
