Create a charge template

Set a unit's default charges, so every new lease starts from them.

Before you start

Start: Properties›the unit›Charges Result: defaults that are copied onto each new lease.

A template is a definition on the unit. It never bills anybody - it is what new leases start from. See charges and templates.

Steps

  1. Open the unit and go to its Charges tab.

  1. Add a charge and set:
    • who bears it - tenant or owner;
    • the kind - fixed, variable or metered;
    • the amount, for a fixed charge;
    • whether it is pro-ratable, i.e. scaled when a lease does not cover the whole month.
  2. Repeat for each charge the unit normally carries - rent, water, levy contribution, your management fee.
  3. Save.

Copying between units

Units in a scheme usually carry the same shape of charges. Use Copy charges from… to clone one unit’s set onto another, then adjust the amounts. The clone is independent: editing one afterwards does not touch the other.

Editing a template does not change leases that already exist. To change what a current tenant is billed, edit the charge on their lease - see add a charge to a lease.
