Units
The unit is where the money is anchored — one owner, one set of books, its own invoices and statements.
A unit is one lettable property: a flat, a townhouse, a house. It is the most important noun in Domi Vera, because it is where the money is anchored.
The unit is the economic anchor
Not the building, and not the owner. The unit.
Each unit has one owner and its own set of books. Charges are defined on it, invoices are raised against it, and its owner statement reports on it alone.
This matters most when an owner holds several properties. Someone with four flats has four sets of books, not one pooled account. You can see what each unit earned, what each cost, and what each paid out — and so can they. An owner-level view exists, but it is a roll-up of the units beneath it, never the other way round.
This is why “how much did Flat 12 make last year?” is a question with an answer. If the owner were the anchor, it would not be.
What a unit carries
Its identity — a name or number, and either a scheme or its own address (see schemes).
Its owner — exactly one at a time. Where a trust or company holds the title, see owning entities.
Its default charges — the charge templates a new lease starts from.
Its leases — a history of them, of which at most one is active.
One active lease at a time
A unit can have only one active lease. The system enforces it: you cannot activate a second lease on an occupied unit, because a unit that is let twice at once is a billing error, not a scenario.
Drafts are exempt. You can prepare next tenant’s lease — collect the deposit, set the charges — while the current one is still running. See leases.
Freehold units and schemes
A sectional-title unit belongs to a scheme and takes its address. A freehold unit carries its own address and belongs to no scheme. Both are units, and everything on this page applies to each.
