Files kept against a lease, unit or person — and who can see them.

Documents are the files that belong with a record: the signed lease, an ingoing inspection, a compliance certificate, a body-corporate notice.

What they attach to

A document is stored against the thing it concerns — a lease, a unit, or a person. Keeping it there rather than in a shared folder means it is found by whoever is looking at that record, which is when it is actually needed.

Who can see a document

Visibility follows the same rule as everything else (companies and users): a person sees what belongs to them.

A tenant sees documents shared to their lease. An owner sees documents for their own units. Managers see everything in the company.

Check before you share. A document attached where a tenant can see it is visible to them — an ingoing inspection is fine, a body-corporate arrears notice naming the owner is not.

Generated documents

Some documents Domi Vera produces itself: issued invoices, statements, credit notes and deposit settlements. These are kept automatically and appear in the relevant portal without your uploading anything.

A generated document is a record of what was issued — it does not change afterwards, even if the underlying figures are later corrected. That is the point of it.

What this is not

It is not a document-management system, and it is not a signing tool. There is no versioning, no approval workflow and no e-signature. Upload the signed copy once it is signed.
