Companies and users
Everything belongs to one company, and each person sees only what their role allows. Who sees what, and why.
A company is the agency or landlord doing the managing. It is the container: every scheme, unit, owner, tenant and invoice belongs to exactly one.
Complete separation between companies
Two companies using Domi Vera cannot see each other’s data. Not “should not” — cannot. The separation is enforced in the database itself, beneath the application, so a bug in a screen or a forgotten filter still cannot return another company’s rows.
This matters if you manage property alongside other agencies, and it is why an owner who works with two Domi Vera companies has two separate accounts.
The roles
Managers run the company: they configure everything, generate and approve invoices, record payments, and see all of it.
Owners see their own units — income, costs, statements, documents. Nothing about another owner, and nothing about what a tenant is charged beyond their own statement.
Tenants see their own lease: invoices, payments, balance, documents. Nothing about the owner, nothing about the property’s economics, nothing about another tenant.
Guarantors are recorded, not logged in. There is no guarantor portal — see guarantors.

The row that matters most is the third. Management fees, owner expenses and payouts are never visible to a tenant. If you need to tell a tenant about a cost, it belongs on their account as a charge — not by showing them the owner’s side.
Inviting people to their portal
Owners and tenants do not create their own accounts. You invite them, and they set their own password from the emailed link. Until they accept, their record exists and simply has no login attached.
You can see each person’s access state at a glance — invited, active, or not yet invited — so it is clear who can actually reach their portal.
Changes people make themselves
A tenant or owner can update their own contact details. Changes to the things that matter — name, email, banking details — come to you for approval instead of applying immediately.
That approval step exists because those three fields are the ones fraud targets. A changed banking detail that applies silently is how an owner’s payout ends up somewhere else.
You can also turn self-editing off entirely, in which case people send you a request instead.
